Wet Rot and Dry Rot Solutions in Surrey

Both wet rot and dry rot are serious conditions that can be found in properties across Surrey. While dry rot is, by far, the more damaging of the two, both can cause significant damaged if left untreated.

Despite their names, wet rot and dry rot are fungal infestations. They are caused by two specific species of fungus that grow and propagate in household conditions. For wet rot, this is the fungus coniophora puteana – better known as the cellar fungus. The fungus responsible for dry rot is called serpula lacrymans.

As the name suggests, wet rot flourishes in wet environments. This includes where there has been a water leak, as well as damp walls, shower trays and baths, blocked gutters, and more. Dry rot occurs in damp conditions with sufficient airflow to disperse its spores. This normally means places that suffer periodic damp and then dry out again.

In-depth damp survey

Wet rot and dry rot are both indicative of a problem with damp. If you suspect your property is infested with either type, our first recourse is to perform a survey. This will not only confirm the presence of wet rot or dry rot, but will also identify the cause. From there, we can decide on our next steps.

Resolving the cause

Once we know what has caused the conditions for your rot infestation, the first task is to resolve it. This could mean repairing a leak, installing a Damp Proof Course, or some other solution. Depending on the circumstances, we may need to leave the area time to dry out before proceeding further.

Removing the rot

Removing the fungus itself, whilst a quick job in most cases, is not pleasant. We physically remove any growths, being careful not to disturb any dry rot and release more spores. We clean and scrub down the walls and timbers that have been affected with a disinfectant solution. This makes it easier to determine any structural damage.

Repairing and replacing the affected area

Once we are satisfied your woodworm infestation has been destroyed, we check out the damage done to the timbers. Where it is not too extensive, we can introduce a resin sealant to repair the timbers. This is injected into the bore-holes, setting hard to restore the timber’s original strength. This is our preferred method as it causes minimal disruption.

Preventative treatment

Once the affected masonry and timber has been repaired, we need to treat the area to prevent any reoccurrence. Whilst eliminating the source of the damp goes a long way, fungal spores may still be in the vicinity. We treat the area with a fungicidal solution that will kill off any remaining spores and prevent others from flourishing.
